Welcome to www.griffonmanagementgroup.com (the "Site"), owned and operated by The Griffon Management Group, Inc. ("Griffon," "the Company," "we," "us," or "our"). These Terms and Conditions ("Terms") govern your access to and use of the Site, including any content, functionality, and services offered on or through it, such as property listings, the tenant portal, the owner portal, rent payment tools, and maintenance request submissions.

By accessing or using the Site, you agree to be bound by these Terms. If you do not agree to these Terms, please do not use the Site. We may update these Terms from time to time as described in Section 15 below.

1. Overview of Services

The Griffon Management Group, Inc. provides professional property management and real estate services to clients in Riverside and San Bernardino Counties, including but not limited to Hemet, San Jacinto, Banning, and Beaumont, California. Services referenced or facilitated through the Site may include:

● Residential and commercial property management

● Rental property listings and leasing assistance

● Real estate sales listings and brokerage services

● Online rent payment and tenant portal access (currently powered by a third-party provider, AppFolio)

● Maintenance request submission and tracking

● Owner statements and owner portal access

The Site itself is an informational and administrative tool. It does not constitute a binding offer to lease, manage, buy, or sell any specific property. All property management, leasing, and brokerage arrangements are subject to separate written agreements between you and The Griffon Management Group, Inc.

2. Eligibility and Accounts

Certain features of the Site, including the Tenant Portal and Owner Portal, require login credentials issued by The Griffon Management Group, Inc. or our third-party portal provider. You must be at least 18 years old to create an account or enter into any agreement with us. You are responsible for:

● Maintaining the confidentiality of your login credentials

● All activity that occurs under your account

● Providing accurate, current, and complete information

Notify us immediately at griffonmgmtgroup@aol.com if you suspect unauthorized use of your account.

3. Third-Party Portal Provider

The Tenant Portal, Owner Portal, and online rent payment functions are hosted by a third-party platform (currently AppFolio, Inc.), not directly by The Griffon Management Group, Inc. Your use of these tools is also subject to that provider's own terms of service and privacy policy. We are not responsible for outages, errors, or data handling practices of third-party platforms, though we will make reasonable efforts to assist users experiencing issues.

4. Property Listings

Rental and sale listings displayed on the Site are provided for general informational purposes and may be sourced in part from multiple listing services (MLS) or other third-party data feeds. While we strive for accuracy, The Griffon Management Group, Inc. does not guarantee that listing information (including price, availability, square footage, or amenities) is current, complete, or error-free. All listings are subject to change, prior sale, prior lease, correction, or withdrawal without notice. Please contact our office directly to confirm current availability and terms before making decisions based on listing content.

5. Fair Housing Compliance

The Griffon Management Group, Inc. is committed to compliance with the federal Fair Housing Act, the California Fair Employment and Housing Act, and all applicable equal housing opportunity laws. We do not discriminate on the basis of race, color, religion, national origin, sex, familial status, disability, or any other protected characteristic under applicable law in the sale, rental, or management of housing, or in the provision of services related to housing.

6. License and Site Content

Unless otherwise indicated, all content on the Site — including text, graphics, logos, images, and software — is owned by or licensed to The Griffon Management Group, Inc. and is protected by applicable copyright, trademark, and other intellectual property laws. We grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Site for your personal, non-commercial use in connection with evaluating or engaging our services. You may not:

● Copy, reproduce, distribute, or create derivative works from Site content without our prior written consent

● Use any automated system (bots, scrapers, or crawlers) to extract data from the Site

● Use the Site for any unlawful purpose or in violation of these Terms

● Attempt to gain unauthorized access to any portion of the Site, including tenant or owner portal accounts belonging to others

7. User Submissions

If you submit information through the Site — such as maintenance requests, contact forms, rental applications, or inquiries — you represent that the information you provide is accurate and that you have the right to submit it. You grant The Griffon Management Group, Inc. a non-exclusive right to use such submissions for the purpose of responding to your request and administering our services.

8. Payments

Rent payments and related fees processed through the Site or linked Tenant Portal are subject to the terms of your lease agreement and any applicable processing terms of our third-party payment provider. Convenience fees, if any, will be disclosed prior to payment. The Griffon Management Group, Inc. is not responsible for payment processing delays, errors, or failures caused by third-party payment platforms, financial institutions, or user error. Late fees and payment deadlines are governed by your individual lease agreement, not by these Terms.

9. No Professional or Legal Advice

Content on the Site is provided for general informational purposes only and does not constitute legal, financial, tax, or real estate advice. You should consult a qualified professional regarding your specific circumstances before making leasing, investment, or real estate decisions.

10. Disclaimer of Warranties

THE SITE AND ALL CONTENT, INFORMATION, AND SERVICES MADE AVAILABLE THROUGH IT ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS, WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, OR ACCURACY. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, SECURE, OR ERROR-FREE.

11. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY LAW, THE GRIFFON MANAGEMENT GROUP, INC. SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR GOODWILL, ARISING OUT OF OR RELATED TO YOUR USE OF, OR INABILITY TO USE, THE SITE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY FOR ANY CLAIM ARISING FROM YOUR USE OF THE SITE SHALL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100). THIS LIMITATION DOES NOT AFFECT ANY SEPARATE RIGHTS OR OBLIGATIONS YOU MAY HAVE UNDER A SEPARATE WRITTEN LEASE, MANAGEMENT, OR BROKERAGE AGREEMENT WITH US.

12. Indemnification

You agree to indemnify, defend, and hold harmless The Griffon Management Group, Inc., its officers, employees, and agents from and against any claims, liabilities, damages, losses, and expenses, including reasonable attorneys' fees, arising out of or in any way connected with your use of the Site, your violation of these Terms, or your violation of any rights of a third party.

The Site may contain links to third-party websites, including the MLS, HUD, the California Apartment Association (CAA), and AppFolio. These links are provided for convenience only. We do not control and are not responsible for the content, policies, or practices of third-party sites.

14. Governing Law and Dispute Resolution

These Terms are governed by the laws of the State of California, without regard to its conflict of laws principles. Any dispute arising out of or relating to these Terms or your use of the Site shall be subject to the exclusive jurisdiction of the state and federal courts located in Riverside County, California, and you consent to personal jurisdiction in those courts.

15. Changes to These Terms

We may revise these Terms at any time by posting an updated version on the Site. Changes are effective upon posting. Your continued use of the Site after changes are posted constitutes your acceptance of the revised Terms. We encourage you to review this page periodically.

16. Termination

We reserve the right to suspend or terminate your access to the Site or any portal account, without notice, for conduct that we believe violates these Terms or is harmful to other users, us, or third parties.

17. Severability

If any provision of these Terms is found to be unenforceable or invalid, that provision will be limited or eliminated to the minimum extent necessary, and the remaining provisions will remain in full force and effect.
